One of my Las Vegas buyers told me they spotted Elvis Presley in a Vegas Burger King!

My buyer recently relocated from the east coast and purchased a home from me—she could not believe her eyes….she quickly realized it wasn’t Elvis as one of his sideburns was starting to fall off:)…hmmmm!

Oh well, I guess you would call that a “near miss” sighting of Elvis!…or something like that.

It’s fun living out here in Las Vegas as I have been in line shopping for groceries and I have been standing next to an Elvis impersonator numerous times…sometimes it’s the “young” Elvis….and other times it’s the “older, heavier” Elvis!…..pretty funny.

Only in Las Vegas!

Follow the 3 P's and you are on your way to successfully purchasing a Las Vegas home:

1) PREQUALIFY.....make sure if you are getting a mortgage to get prequalied first with your lender and have that lender letter in hand to use once you find the right property. If you are going all cash, have a copy of your proof of funds ready. A bank statement or stock portfolio statement will work.

2) PLAN......make sure you have a strategy that you can outline to your Realtor setting out your specific needs. Just looking with no roadmap will lead to frustration and buyer burnout.

3) PATIENCE......In this market with low inventory buyers can't expect to find that perfect house in a short outing or two.....the market is completely different than past years. Be patient. Understand that you are probably going to have multiple offers on properties you want to buy. Take a deep breath, relax and realize that you will eventually find that perfect property. Or almost perfect!

Be loyal to your Realtor......Working with multiple agents only undermines the relationship the agent and you need to have to navigate through this tough market!

Nevada just passed Assembly Bill 125 to eliminate frivolous construction defect lawsuits.....Nevada has some of the highest lawsuits for alleged problems when often times they are without substantial merit.......

The passage of AB 125 puts an end to the destructive predatory practice of plaintiff lawyers ginning up lawsuits without the homeowners’ approval. “The aggressive recruitment of homeowners and HOAs to file construction defect lawsuits turned Nevada into the worst construction defect legal environment in the country,” said Nevada Home Builders Association co-chair Rob McGibney. “The passage of AB 125 provides a path forward for homeowners and homebuilders to resolve construction defect issues in a manner not dictated by defect lawyer greed. We’ve been working on this issue for more than a decade, and we applaud the Legislature for their work.” It was notable in the committee deliberation on the reforms that the member of just one construction defect law firm admitted to making $200 million in construction defect lawsuits, and he was the sole opponent to testify on the reform law.....

...well it says the market looks promising in 2015.....more price increases but the exact amount is "hazy" but to check back later!

I think we will see another great year with modest returns -----with the worst behind us:)
